History of the Bluffs Marina

The Bluffs Marina was built by Berg & DiVosta Development Company as a component of their The Marina at the Bluffs Condominium project. The marina facility received a certificate of occupancy in 1985 to accommodate 100 boats.

Wilfred Azar, a businessman and long time yachtsman from Maryland had spent winters in North Palm Beach boating out of Old Port Cove Yacht Club. He had been quietly observing the construction of Berg & DiVosta's project. Azar approached the developers shortly after the marina portion in The Marina at The Bluffs Condominium project was complete wanting to buy the marina.

Berg & DiVosta Development Company sold the marina facility - as a separate component from The Marina at The Bluffs Condominims - to Wilfred Azar in 1986. Azar took ownership of roughly 15 acres of real estate from Berg & DiVosta and named his facility The Bluffs Marina.

Azar then set out to "dockominimize" the slips in the marina. His Phase I plan proposed creation of 94 condominium boat slips; each slip dimension having its own fee simple title. Azar, as developer for the "dockominium" project, retained ownership of all the real estate, yacht basin, piers, docks, walkways, parking lots & buildings. "Dockominium" slip owners would have access and use of yacht basin, piers, docks, walkways, parking lots & buildings (common areas) in the marina.

State, County, & Local government approved his Phase I plan years later and Azar began selling condominium boat slips in The Bluffs Marina. This concept was a pioneering effort in what today is a recognized form of slip ownership around the country - and very popular in Florida.
